He could always get a property manager. They deal with making sure rent is collected, get things fixed, screen tenants or evict them if they have to. They charge a percentage of the rent, but save you all your time. If you can't charge tenants a little extra and just break even it's fine, you'd still be building equity on someone else's dime. There are also potential tax benefits but talk to a professional about that.

However, if he's in love with the house he probably shouldn't rent, renters never take care of a property like you would.

Depends on the margin he can get. I rent out three units, and I have to have 100% occupancy to make any money. It takes two units to pay the rent, taxes, insurance, and maintanance on the three of them. But my properties are in a low-end blue collar neighborhood.

If you're talking about a 4 bedroom mcmansion you can rent to yuppies, he may be in a better position.
