Congrats- and I'm interested to hear about the mgmt company aspect if you don't mind? What % of your income to they take and what do they handle for you? I was always concerned about having to do constant maintenance, carpentry, etc on any rental property I own but this sounds like a good trade off to keep from spending all your free time with a toolbox in hand caring for your rental space.

I pay them 8%. In return, they handle any maintenance calls, set up any repairs or purchases we need, often at a discount, handle my tax documents (profit/loss statements), ALL the not-fun stuff. And if the tenants cause problems, they have legal resources and professional experience that ensures I don't get screwed. They definitely earn their keep. At my end, I just collect the money and answer a rare call or email for an issue like the replacement of the fridge last year.

I have a friend that's family has two paid off houses, previously occupied by elderly members of his family. I told him to rent the houses out, but he has the typical fear of the house getting trashed by a tenant. I tell him to just hire a property manager, but he won't do it. I ask him what are you gonna do with the money when you sell the houses? He's gonna put the money in a bank account. I tell him he can make $1000/mo in rental income on each of those houses, you put the money in the bank from the sale and you'll be lucky to get $1000/year in interest. He doesnt listen, the fear of being a landlord is too great for him. I told him to try renting the house a few months, then if you don't like it, you can sell. He still won't do it. Frustrates me because I see him making a bad financial decision but there's nothing I can do to convince him.

Some people can handle more risk than others. My parents had an apartment building but they were doing all the work themselves. They were getting up there in years, so the maintenance was starting to lapse. And it was in a crummy neighborhood. Their liability exposure was steadily increasing and they didn't want to turn it over to a management company (penny pinching mentality) so I convinced them to sell. Probably left some money on the table as the real estate bust was still a couple years away, but better too early than too late.

If renting property were THAT good of a deal then hedge funds would be buying up houses and renting them out.
It is a completely honest living and certainly it is profitable, but if you don't want to deal with some of those hassles there are plenty of other ways you can invest your money.

I haven't been a tenant in forever but I had a really good experience with a management company and I highly recommend this route to renters as well. It is more of a known option since I've heard plenty of tales of landlords who can't remember if you paid the rent or not. It is easy to talk to somebody and a reputable management company isn't going to want to be associated with a landlord who doesn't keep up their end of the deal.
But, I wasn't the kind of tenant that you were worried about either.

I was thinking of either doing this or investing in a management company that does rental shares. I'm hoping to get 5-10% so annual food expenses are taken care of. I don't mind working for other pleasantries like an electric speedbike I'm currently working for.

I'm trying to do the same but boondocking and national parks for free overnight staying is something that I want to do to save Money but the experience might suck, definitely update with what you recommend doing when you get a bunch of experience.

I've been thinking about that for a long time now. I have a 30' coach and have gradually been moving items of clothing, canned goods, towels, etc. for a while. Occasionally take short trips to get used to the lifestyle and see what else I need. Getting rid of stuff is one of the problems I face...it needs to be a ruthless process. As I own my business, I can work from basically anywhere that I can get phone/internet.
Let me offer a nickel's worth of free advice. For your first unit, buy an older coach say ten years old or more. You can get them for practically nothing. Take short trips in it and you'll quickly see what you want in your full time home.

So would you tow with your truck? Heavy duty?i guess your are long term at campgrounds which is fine, I thought about both and a sprinter, high top, decked out gives you more parking options. It isn't 4x4, but towing the weight you are and any HD highway towing decked out truck sure isn't made for mud ... what's the toy you're putting in the toyhauler? Atv, jet ski, motorcycle? Just my 2 cents
Yep, heavy duty RAM. I have several options for longer-term stays including some land with hookups that my dad (also an RV'er the last several years) owns. The toy in question is a Honda Shadow Sabre. :)

I've considered doing the same, myself, toy hauler and all (would miss the garage too much). No motorcycle license, though, so should probably work on that first. ;)

Accounting for insurance, management and taxes, my first property gets me about $700 a month, net. I figure by acquiring another property and renting it out, I should be able to do about the same. Considering it's just me, I should be able to cut expenses enough to live on that kind of money. I'm not ruling out stopping in an area for temporary employment, but it should all be able to go into my emergency fund, not towards living expenses.

I'm probably netting $600 a month on mine.
You'll need to do a lot of boondocking to save on gas. Here is one of the best places I've found for that, in southern CA. When I was there in December, the weather was perfect. There were RVs spread about a mile apart from one another. There's a small town with a nice public library about 10 miles away. The area is surrounded by Anza-Borrego Desert State Park, which is worthy of being a national park.

I hear mixed things about joining the service. Some say it's a good idea, and will help you to get your shit together and give you direction. Others say that it is very risky and will fuck you up mentally and physically, and you will be worse off. They also say that the recruiters will try to scam you.

Okay, well... I was a recruiter for three years (non-voluntary), but here are a few scam-free tidbits I can think of:
1) Take the ASVAB test like it's the most important fucking test in your life.
2) Get a technical MOS if you can. I recommend 25-series MOS's (Army Signal Corps) Google those specialties. A lot of them will keep you out of danger due to the nature of the equipment you'll be working with. AVOID combat specialties no matter how much you might feel you want to prove your manhood. :)
3) Don't fall into the trap of complaining about all kinds of shit. Practice stoicism. I've never heard so much bitching about every little thing as what comes out of most soldiers' mouths. Don't fucking add to that negativity or let it in. Monk mode all the way.
4) Wear your ear protection when you're at the range, etc. (I did. Don't ruin your ears like some dumbshits I knew.)
5) Once you've served, you have something to be proud of for the rest of your life. It will earn you some respect and open up many opportunities for later. Also, use the GI Bill when you get out.
6) Don't let military culture turn you into a jackass.
7) Don't waste your money on frivolous purchases. You'll see a bunch of guys doing it. Don't. Also don't fall for a uniform-chaser off post, no matter how big her titties are. Pump-and-dump with protection.
8) You get out of physical training what you put into it.
9) Make sure you get seen by the doc for any and all injuries or any health conditions. Get it in your medical file.
That ought to be a good start. It's a risk, but it can pay off big time. I wouldn't recommend staying in until retirement, though. You will be placing a good deal of stress on your body and many guys' knees are the first thing to start going. Don't go Airborne. That'll take the youth out of you faster than anything.

Not Air Force; Airborne. It's the Army's paratrooper school. Think of the toll on your knees from the running and parachute landings.
The Air Force itself is fine, but they don't recruit as many people and you may find their benefits package to be less than one from the Army, on account of them having an easier time recruiting people.

Gotta have something to replace it with. I will still have Internet thanks to my 16GB/mo US Cellular hotspot, but that only goes so far. Fortunately, free wifi hotspots are a thing (for downloading updates and new games). But new hobbies can be obtained as well. Depends on what you like, but it can't involve more gear than you can stow.
