Different times, I remember hearing of a man buying property right on the beach in Malibu in the 1950's for $30,000. Now, $30,000 will MAYBE get you an apartment for a year in Malibu and no way it's right on the beach. The property he bought is now worth Millions. Now, most people can't afford to live on their own, this is what happens when you double the workforce overnight thanks to Feminism, cripple the wages of the workforce due to rampant illegal immigration and many other factors.
Boomers love to talk about boot straps but most wouldn't survive in today's economy. I remember my professor who is in his mid 50's how easy it was to get a 6 figure job DURING college. He went to a state university where tuition was affordable and cheap, even on a minimum wage job back then, was recruited WHILE in college and landed a 6 figure job at a think tank. He's not a bad day, definitely not the smartest but things were different back then.

to be fair 30k adjusted for inflation in 1950 is 318k today. The average salary then was 3.2k a year. So the man paid 1000% of the average yearly salary. Or the home cost 10% of an average yearly salary.
A home in malibu today is around 3.5 million. If 10% of a malibu homes cost was a yearly salary then yeah, you can at least say that today your average yearly salary would cover even less of the cost of a home over there.
But that has to do with the area becoming for fashionable and people wanting to live there. NYC used to be shit now its great, supposedly

Real estate is an investment vehicle. If you have reasons to believe that its future yields will be better than for other investments, sure, then buy some. I will personally not do it any time soon. I can pay my condo's rent for the rest of my life just from my bitcoin capital gains since 2013. With condos depreciating in value over here -- there's no Federal Reserve printing hot money over here -- I will probably be able to buy this very condo at half its current price ten years from now.

Idk where tf you live and RE markets differ greatly from place to place but I can all but promise you the median home sale in the US will not halve not only not any time soon but ever.
You can can afford to pay your rent thats great but what if instead of paying rent to a landlord every month that money you pay went into an account and when you decided to move after staying there a certain time it all came back to you....the latter is the obvious choice. Aside from cases of well I'm only going to be there a year or two the only reason people rent vs buy is because they csnt save up the money for a >25% down payment and they dont have the credit score to approved. If you have both AND you're planning on living in thos same place for the next 5+ years or makes virtually no sense to rent it dont kid yourself especially with mental gymnastics like muh Fed printing money, (which would imply future inflation, which would mean your condo will cost significantly more, not less, dollars in the future)
Renting things have become so normalized in our society (one of 'their' more successful tricks) people have become desensitized to how terrible of an option it is. Renting your car, renting your home, renting your fucking big screen TV, this is almost ALWAYS without a doubt wrong decision to make from a what makes financial sense perspective.

with current sky high prices, when intrest rates go up, the demand of people who can buy million dollar+ homes are going to fall thru the floor. People base what kind of house they can afford by the down payment but also the kind of monthly payment they can afford, The only reason most people can buy them now is with 2% down, clown world bro, real estate in the US is a bubble and in some places it will go down more then 50% once the fed stops inflating the bubble with easy credit flowing into that market.

For a starters, if I really considered real estate to be a good investment, which I currently do not, I would buy a condo in another jurisdiction, collect rent, and use it to pay rent for the condo in which I live. I would still do a swap operation. If men generally did this, their ex-wives would not be so trivially able to divorce-rape them on the house. The place in which you physically live has a big target sign painted on it.
Same for bank accounts. Same for wages. If you trust that kind of stuff, you will get raped, simply, because you are asking for it. It's like a woman walking alone at night through the park, flaunting her naked arse to random men.

Well, I am a programmer. I concoct software. I ran into my first mention of bitcoin in June 2013 on Hacker News. In September 2013, I changed my business model from customizing CMS systems to building bitcoin-related platforms. I also converted all my existing savings into bitcoin.
It took until March 2015 to finally be able to become the co-founder of a startup. I received all payments for my work, retainers, bonuses, profit shares, in bitcoin. I've got to admit that I was lucky that the main founder knew what he was doing, because I really didn't. Still, since I managed to get the otherwise failed software to actually work, by rewriting good chunks of it, I also did something that was instrumental.
So, I wasn't really a "first adopter". I was a bit late in the game, actually. If I had run into that first bitcoin mention in 2011, I would be a billionaire now. That is just a two-year gap.
In fact, it is my own fault. I had stopped reading Slashdot years before that. They had mentioned bitcoin in 2010 already.
Another reason why I was late to the game, was because I was making real good money in 2011. I couldn't be bothered to explore new things. I wasn't receptive.
In 2013, however, my existing contract-work business stopped growing, and even went slightly into reverse. I felt a lot of downward price pressure on my contract rates. That is when I started becoming attentive to new opportunities.
At that point in time -- and unlike two years before that -- I would have elaborated even half a hint of an opportunity. So, one good reason why you do not reach the top, is because you start resting on your laurels already, halfway through.
On a silly note, the entire story above took place off the keyboard of a laptop at sunny swimming pools in Southeast Asia. I was wearing swimming pants all throughout, while being surrounded by pretty, young women with long black hair and beautiful Asian facial features. The longer the hair, the more irresistible!

I agree. Especially in today's economy where a lot of millennials have tens of thousands of dollars in student debt, and under paying jobs. My girlfriend who's 28, lives with her parents. She moved in with them after having a series of serious medical problems that made it impossible to live on her own at the time. I met her on Tinder, and if I had just "swiped left" because she lived with her parents, I would have missed out on meeting an awesome person. Hell, I (30M) didn't even move out of my parents house until I was 21.

The living with parents stigma is only a stigma when people get closer to 30. I think it’s partially from women the wall. That’s the age that women get seriously about getting married and they see men who still live at home as being poor providers because it does appear they are incapable of supporting themselves. I’d say it is pretty normal for people who are still training and not maintaining a serious income. It doesn’t make for a lot of those people to live on their own because they don’t have an income. Once you get an income and have the ability to move out, it does seem odd and people are going to judge you whether you like it or not.
Don’t you think there is a point where someone still lives with their parents? If it’s been a decade since you became an adult, you really should have developed the resources to be able to live on your own. I think the stigma comes from the fact that a lot of people would be embarrassed to still live their parents, it would be symbolic of an inability to support yourself, whether that makes those people feel bad or not. A lot of people see moving back in with the parents as a sign of being a failure, and that’s where the stigma comes from. It’s not going anywhere because there’s always going to be an age when it’s sad that you don’t live independent of the parents.
It’s mostly for men approaching 30, I think that’s when you give off a mama’s boy vibe because that is the age a lot of people are expected to be getting married and starting a family. Once you’ve been living with your parents for 30 years, it makes you question whether this person will ever be able to do it. Obviously you don’t really know the situation that person is in, but it gives the impressive of immaturity, for good or bad (mostly bad).

I mean, I left home at 19, served in the Army, got out, went to school. Graduated at 27. Decided I wanted to go to graduate school, got in, got a good job too. So now I work 40hrs/wk plus grad school 3 nights/wk.
Paying for my own place, even at 28, just to say I have my own place seems like a dogshit investment. Then again, I'm good with numbers, hence grad school. Most people aren't.

It’s a lifestyle choice and at certain age, people judge it as you being dependent on them, whether or not that’s true.
And everyone has that option, a lot of parents give their kids a strong push to get out. A lot of parents are resentful when their kids move back in and become miserable {recent scientific study} Maybe it’s good for you and your situation, but how do your parents feel about it? There’s a lot more factors in play than inability to crunch the numbers, there’s sometimes a serious cost in saving money.

There are reasons to live at home with parents. Yours sounds reasonable to me. Of course it probably wouldn't to her. There are plenty of people that never left, that's bad. There are people that left and went back for good reasons but that only stand up if there is a goal to leave in a certain amount of time. I've heard the 'stories' about 'I moved back home to get xyz in order' and either xyz never gets sorted or it does but they still don't leave and this is usually because they spent far too long (30+ years) on the 'fun' and have absolutely zero skills so moving out means working 40+ hours a week for like minimum wage for the rest of their life. They don't want to do that, so they are just waiting for their parents to die so they can get the house and continue too be a fucking mooch. This is my 44 year old friend. He's got his 'story' and it sounds reasonable enough if you are a stranger. Scratch beneath the surface and you find a mooch that wanted to party and be a rock star in a punk band since high school and works under the table cleaning cars so he can have beer money for the weekend and band practice on Tuesdays. All other members of the band have jobs, wives, kids, lives, but yet my friend thinks his band is full time work.
Only you know the truth. If you have no shame it's either because you don't deserve any or you don't experience it. With my friend it's the latter, with you I'm sure it's the former. Don't let it get you down.
