For me, if there's a sexual component, that would be a pretty big thing to give a guy with no promise of emotional investment or commitment from him. I suspect it's also a matter of women being more likely to stay with friends/relatives/anybody who will provide them with shelter, regardless of how much they actually get along with that person, or how much they actually want to be in their home. I've known women who were technically homeless but stayed with relatives they couldn't stand otherwise because it was the only option that kept from the street, where they would have arguably been more vulnerable than the average homeless man might be.

That largely depends on where/how you're getting published. For example KDP has some pretty stringent filters that will censor a lot of traditionally popular fetishes (shifters/knotting/anything nonhuman, anything that involves dubious consent, step-sibling content, etc. but all of those have a strong readership in erotica.) In general I think finding a subgenre and getting really, really good at it is the most profitable thing. And yeah, women tend to consume more of it.

Yeah, I don't think either person is wrong here. People just have different expectations and speeds when it comes to these things. Once I meet a guy in person, I go ahead and focus only on him (I usually don't delete the apps until after a few dates, but I do stop using them.) But you're right, without a conversation there isn't any real exclusivity, so I wouldn't expect it from the other person until we talked things out.
