The main variable factors are repairs and turnover time, vacant units kill. 3	TRP view on Retirement, investments If you have a 401k only worth it if they match, usually the funds are crap (almost worth staying in money market fund if you're at the 5% I've seen) You're young and super low tax bracket (almost EIC at that annual), if you have a chance do Roth now, once you start making more flip, anything at or over 15% tax bracket. You don't have the kind of capital needed to get into a super low index fund for retirement planning (e.g. Fidelity Spartan class...10k min). 1	What are some good books for 19yo to get back into reading as a hobby? "Come on, you apes! You wanna live forever!?" Starship Troopers by Robert A. Heinlein (RAH). It's science fiction but don't let that turn you off. It has some deep rooted philisophical underpinnings concerning war citizenship, punishment and more. You won't have to stop to ponder (unless you want to) and it does keep you engaged RAH goes off the rails with some other work but this is one of his masterpieces. Won the Hugo Award to boot. Given I'm 40+, 6'0" 175lbs, I'm not going like I'm my youth, so I usually stop at 2 plates to max out squat (225..Which ironically I'm benching max too which is not a good balance but what can you do...Just stay top heavy)...Lately it hasn't been as bad.
