| 2 | House deed from ex-spouseTitle Officer here, in Texas. What you would want is a Special Warranty Deed. West Virginia might be different but in Texas a Quitclaim deed is uninsurable and we have to get a Warranty Deed if we ever come someone refinancing or selling their property. So you might want to look into that before you waste time and money getting a Quitclaim deed signed and recorded. Otherwise you might have to go back and do it all over again. Good luck! | 6 | Wife Quitclaimed me off TitleTitle Examiner here. Depending on what state you’re in a Quit claim deed cannot be used to convey title. For instance here in Texas if I find a Quit claim deed while generating my Title Commitment to the lender, I back to vest to the last Warranty deed because a Quit claim deed is not insurable when issuing a title policy. At least in Texas.
