You can buy one and build your own. Learn to drive traffic to it and make sales. You can buy an existing one like any business and manage it and figure out how to keep it profitable and return on your investment. You can find someone who knows how to do the above and just invest money into the deal and have them run it. It’s similar to many other business models, so the options are limitless.

It's a good thought but completely depends on where you are. Your research will tell you if it makes more sense to buy or built. In theory, there's more risk to build if you don't know your shit. The other watch out is diversification. If you have a ton of units in one area and the market tanks, you're out of luck. But you know the area better than anyone else so that's up to you. It's a fair thought. Depends heavily on the area. The other thing to keep in mind is diversification. If all your houses are in one area and that job market tanks, you might be screwed. But that comes with researching your market. You should know best. Good luck.

biggerpockets.com is the best resource for general learning. They have an active community with tons of investors who have done what you're looking to do and dozens of blog posts about all the tips, tricks, watchouts, and math that you should be looking into. I've never owned a multi-unit but I do know that the financing for a 4 unit tends to be easier, especially if you plan on living in one of the units to start with. It's still considered Residential instead of Commercial. At least in the US.…

Just finishing my bulk. About to start cutting for the summer and recover from some injuries. Working on an affiliate marketing website and want to start another one to learn more online sales. I'll max my 401k this year and payoff the majority of my remaining student loans. Hopefully put another 10-20k in the market.

I'm in the same boat you are. Honestly the best thing I found was just adding one extra night in. Maybe you also go out Tuesdays, and that helps keep your momentum going. I also have a few friends in the city so I'm lucky to not always have to go out alone. And there's a place to crash if you really need it. You should make the commitment to one more night a week though, try it for a month or two and see how it goes. You've only got 6 more months anyways. Don't waste it.
