My properties are in Texas specifically but the way the leases and the laws work here is you simply can't do that on regular leases. You can't evict just one tenant you evict all leaseholders. If the roommates were tenants and they subleased to OP they could have served him notice but it still has to be the statutory amount of notice per law or lease, whichever is longer.
