In order, yes no and no. In the first scenario, as long as consent to the act is obtained and continued, then yeah. Still fraud and illegal, though. For the second question, they are still consenting to the act they are participating in. This makes it not rape, but fraud. For the last scenario, probably not depending on what acts you consent to once the guy shows up.

While the act was occurring, she was consenting to the act. For another analogy, imagine the somewhat common idea in some fantasy where a squire dresses up as their knight and takes their place in a jousting tournament for whatever reason. I wouldn't suddenly consider it assault and battery just because they weren't the ones expected to be in the joust.

I would guess that a big part of this is linked to the higher rate of renting vs. owning. There's less incentive to fix something on your own when it's legally someone else's responsibility. And just in general I don't like to tinker with something that I don't own.
