sure you can remove her from title, but there is a "seasoning period" where you will have to wait for the HELOC, usually 90 days. Just leave her on it, do the HELOC, then take her off afterwards. Much easier.

Since you are not on title, the best thing to do is a quit claim deed. Otherwise, you would just have to refinance to a new mortgage. The only requirement is it may take a few months of you being on title to get the new money out. I had a similar situation actually and did the quit claim, then got money out at www.bestfinance.io was happy with them. Good luck
