You need to compartmentalize the emotional and financial aspects of this. On the emotional side you’re going to go through some tough days especially the first times you’re without your son. Yes, I had a similar feeling when I split from my long term partner. I don’t think she cheated. And I’m not sure she had the magnitude of negative issues as you mention with your ex-wife. You are romanticizing the good times and glossing over the bad ones in your head. You said it yourself; you’d never been able to forgive her for the affair. You won’t ever (nor should you). You’re mourning a person and time that doesn’t exist anymore. Focus on you and the kids (and dog). Gym, hobbies, work, kids/family. Skip the drugs/booze/hookers and be the best you that you can be.

Oh yeah, remember, your equity isn’t just what Zillow says you could sell it for minus what you owe. You have to factor in the realtor commissions to sell the house, any repairs/deferred maintenance and other costs associated with selling.

I had a nearly identical situation about 8 years ago. Doing it without attorneys, she kept the good car, etc. A couple of suggestions. First, try and get a HELOC on the balance you pay her. Even if it’s 8-9% interest it’s still likely better than refinancing out of that 2.75% interest rate for 30 years. I have been in your shoes. You can try and spend time figuring out why (e.g., cheating, etc.) or not. That’s up to you. Be careful not to be so little concerned about your marital assets that you promise whatever you think she wants to hear just to keep her around.
