My ex worked for a real estate/divorce/estate attorney and had someone she knew give an appraisal. I knew it was low balled. At my attorney's suggestion, I hired one she recommended. One that would give an honest appraisal but would error on the high side. My ex refused to split the cost. The appraisal came back 30,000 more so the $400 appraisal fee was well worth it. If you feel you are being lowballed based on comps etc, speak to your attorney about it.

I got lucky in the sense we both just kept our existing 401k’s /IRA’s and made adjustments in other areas because I had around 30K more in mine.
