The only intersection between real estate and stocks would be REITs. And personally, I don't have any luck with that. To be honest, I made most of my fortune trading on the XIV index before it got defunct. I made pretty good profits but lost 30% of my overall gains on it by trying to get back into it at the top (few days before the crash) which amounted to maybe 100k?. Never had any long exposure to it though fortunately.

I tried this once but tbh, BRRR only really works when you have actual real estate experience and when you start off, you're not dealing with properties > 200k. You need to be able to look at a house and identify the key characteristics (what needs to be fixed, what doesn't. what can be negotiated, etc.) Could you tell me how a house built in the 1930s would differ structurally from the one built in 1970s? I think you need to add +$1-1.5/lb in california. Also to be fair, if you're lifting, you're going to need 1 g/lb of body weight so you might be eating more than 1 lb of meat a day (close to 1.25-1.5). But yeah, I can't see it going past $200, even in the worst case scenario. But the spirit remains the same. You can eat very well if you meal prep and cook. Your budget can easily be under $100/month if you aren't engaged in muscle building. And you won't necessarily eat like shit either.

Unless you're retarded like me and follow /r/WSB Also, just as a friendly piece of advice, if you trade options, like 90% of your gains will come from 10% of your trades and vice versa. You will do some call/put trade and then suddenly that stock will tilt in that direction and you will walk out with 10x your return for some god foresaken reason. All while every other trade you make chips -5%.

That's actually kind of insane though.... going from 135 x 10 to 225 x 10. It took me a god damn year just to go from 135x10 to 225x1. I will probably be able to do 225x5 in another year or 2. Fuck it im going to take gear lol
