Depends on what you mean by "good" neighborhoods? I grew up in Southern California in a solidly mid to upper-mid class neighborhood in a nice house that was sold in 2008 for ~$400k. An extra $250k would certainly have been enough to bump it from being a "nice" house to an "awesome" house.

Self preservation? That's...being a bit melodramatic. You're also making the act of sitting on a toilet sound far more involved than it is. You know where the toilet is, you know where your ass is, putting one on the other is not difficult. If you 99% of the time you use the toilet the seat is down, then it make sense that after a point it just doesn't occur to you to check - especially given that the seat and the toilet are usually the same color so it's not terribly hard to miss.

No, it's a real thing. Probably not with public toilets, but it definitely happens with ones at home. If a woman is primarily the only one using said toilet then they don't bother checking. Hell, I've almost done it at the office bathroom before. I definitely expressed the point very poorly, but I agree. Any group large enough will have assholes, and assholes are by nature louder than their rational counterparts, so they're the ones that get noticed. Yes! He's one of my favorite standup comedians, I also saw him do a much bigger venue (Paramount Theater) when he was doing the Thank God For Jokes tour. They were both great shows but if you ever get a chance to see him in a small comedy club venue, definitely do it. It's a much different kind of show.

I once saw him at Comedy Works in Denver, he invited everyone to try to heckle him so I shouted "Mike Bahouski? Why would attempted rape carry any less of a sentence than a successful rape? Just because your ineptitude or the tenacity of your victim(s) prevented you from carrying out the crime to fruition? It seems like that should be punished just as harshly as if you succeeded.
