The down payment can be rolled into the mortgage if you so desire, and depending on how the property values rise in the area you'd be fine. There's plenty of people who make great money on real estate in a shorter period of time. Property management companies usually only take 10 percent off rent for all the work they do for you, and that's if you need them. The idea that it takes 30 years to turn profit on rentals is ridiculous.

I would recommend Dave Ramsey as a guide for what to do with your money, at least understanding how it works and giving you a list of things to do before you start investing.

At work, the older ones don't seem to mind doing their job. The younger ones (which I avoid) tend to shuffle their work off to people. That's not the point though. My LTR is a doctor. Yes, she will talk endlessly on her job if I don't find another way to distract her. She's professionally minded and there's nothing wrong with that. Maybe they know someone who's LGBT. Maybe they believe in the cause. I for one have a lot of LGBT friends and they are the easy mode for finding attractive women. If they vouch for you with a female, it's like getting a golden ticket. I actually prefer hanging out with them than your average Chad because they help you out, not hinder you.

Seriously though, the last time I cried was after my team won a rugby tournament in 2015. Three years after the team was formed and initially we were awful. Then after massive attrition and a lot of work we got good. So when we won that tournament is was like being alive at the end of a long war. We all cried, but we all denied it after. That being said, this is an amazing post.
