I would advise against real estate unless one has a LOT of connections, who would depend on YOU exclusively. When I was a Realtor, I followed the rules, sent out the jillions of mailers, went door to door. Useless. Networked with my friends? Oh, yeah; they ALL had realtors from way back. Their divorced aunt, the one who sold them their last house, their parents, cousin, gf... I may as well could have been in Amway, they had heard it all so often! RE is for the select few.
