My guess is that most of the time the "transformation" only occurs with guys who were merely pretending to be f-boys because they realize thats the only/easiest way to get play. More often than not it's a self-aware dude that realized he has to fit an image and is actually able to pretend to fit this image because it's what young women want but he was never really like this. I do agree with the fact that there is a bigger problem. I purchased a new construction in 2018 and I did notice nobody is building houses any cheaper than $170k. Seems like there is no such thing as "starter homes" anymore. Huntsville is blowing up with government money/jobs and it seems gentrification is happening in real time and pricing poorer natives out of the housing market if they don't already own homes here.

I'm only speaking from my personal experience. The area surrounding Huntsville, AL is pretty low cost of living and It didn't feel hard (to me) to find a nice place to purchase. It did take me until I was 28 to buy my house though and it def wasn't 100k.

Its not hard to afford a house. Some areas have $100k houses and there are several options that don't require high down payments. Typically whatever you pay rent for, that same property if you bought it, would have a lower mortgage payment. It's just about having good credit to get financing.

While I agree that the risks you listed exist, you can't live your life in fear like that. The quality of a marriage is also dependent on your ability to choose and filter out partners. There are good women out there, you just have to find them. It might be significantly harder to find a partner with qualities you desire, but you'd be surprised at how much a little confidence and a postitive attitude/outlook can do for you.
