Honestly, it's kind of difficult to know what you're asking. If the house is community property, it's going to be resolved in one of three ways: (1) appraisal and refi buyout (2) appraisal and loan assumption buyout or (3) sold to a stranger at market value. Too much. You're imagining the big picture in your head. It's not going to work. It's not going to be accurate. It's going to drive you nuts. Look at the small picture.
