Hard money lenders will. Use HML for 6 months, refinance with bank. Repeat. Sure you get nailed on fees and interest on the front end but it allows you to move much faster.

So why do you keep coming back OP? Do you want to mentor guys who have all their shit together? Why? The noobs are the guys who need help.
