Divorce ASAP. I was in a similar position and divorced too slow and got screwed. Get a therapist and get that paper signed asap. This is going to be hard but as you say all the signs were there. Epilogue: I stayed a parent to my kids and was in some intense therapy for years. The kids and I have a great relationship and I'm so happy for that. That divorce was the best thing that happened to me.

I booted her and I'm getting the house. Same, she fucked someone else, she can find a new place to live. Even the teenagers said it was a good call.
