| 3 | This is a smart man..That’s not really leverage. Leverage is if you have $500,000 and you could buy a $500,000 house free and clear and rent it out or buy 5 $500,000 houses but borrow $2,000,000 and rent them all out. You could make a lot more money but there is a lot more risk. If you have to sell, and if property values go down 10% if you have the one house you lose $50,000.
