Get the divorce. It’s a hard process but sounds like everyone will be happier. I’m guessing if your wife knew about the new side woman she’d be apoplectic. You can be divorced and still Have a great relationship with your kids. It’s all in how you do it.

Reading between the lines, it sounds like you’re the only one who wants to reconcile. If it’s not a process that both of you are bought into, it has no chance of success. My advice would be to accept that the marriage is over and move on. Ironically, you moving on might be the only thing that could potentially save your marriage (however unlikely).

I’d say keep the house and rebuild your retirement. You can refi if rates drop again, and the real estate market is stupid so I’m guessing keeping the home would be a massive boon to you. And I mean a onetime payout from your retirement. Not a portion going forward

How old are you, how much is in your retirement, how easily can you afford to buy a new house? If it’s going to be hard for you to get a new place, and your retirement is small, then it might be worth not selling. If she’s entitled to any of your retirement, three years should only be a small portion.

I agree the system is fucked up. And I’m sympathetic to the consequences that many men on here face. And I fully think if you get married again then you’d probably want to consider a prenup to protect yourself. First of all, I feel for you. My situation has some parallels, so I’m hoping for your future happiness. I hate to say this, but it sounds like you’re reading what you want into it. Your best bet is being the best version of you for your own sake and your kid’s sake, not hers. Your future happiness and ability to be there for your kid is what you’ll need to focus on.
