My family has houses they rent out and we allow small dogs and cats, as long as it isn't too many. It's not a huge problem as far as smells are cocerned. The problem is when they scratch doors or carpets but the tenants end up paying for that. Personally I've also rented apartments with a dog and a cat. Not really a problem. Tenants are responsible to leave the property as they found it. Vinegar and water does a good job of removing any smell.
