I've heard that you can't get Residential loans on anything above 4 units, hence higher rates. Also, don't close the door on section 8. S8 Tenants can be crappy, yeah, but just about as bad as other poor people can be. Section 8's usually behave better because if they screw your place up, they can lose their free housing.
