Add to this: Never let a woman live in your triplex/4plex. By law she can take half of it from you. So make sure to : Never get legally married if you must live with her, live in her house and pay your share of the fair and marketable rent for her place (if she owns it) or pay half the lease if she's renting (do not get added to the lease tho).

Put a downpayment of $2,000 down on the purchase of real estate. In Canada the minimum downpayment is 5% and I believe in USA it is 3%? It used to be that you could literally put 0% downpayment and obtain a 35 year mortgage on an unlimited number of properties in Canada only 10 years ago. Thanks to the fuckers in the USA due to subprime crisis 2008 ca. they tightened everything up for us too.

Smart move on 2k down on land. You will never be homeless and can build up. If you can, build a multi-unit house (think anywhere from 2-4 total units) and rent out the others. You may need to do a zone change and talk to builders about how it can be done cheap and safe. But it will be amazing when you literally live for free
