Everyone I have talked to at Chase (and found in my research) indicates that as a matter of course Chase allows one partner to assume to mortgage, as long as they can qualify on their own. As I have our son Mon-Fri, I am in our primary with our son, my wife moved into the rental. We both own both houses 50/50 under CA law.
