I doubt she'd get 5 years alimony for 4 years of marriage. Your state laws are probably already clear on that. When my brother got divorced after 1 year of marriage, his wife demanded that she get the house they bought while he continue paying the mortgage on it. The judge killed that dream quick. She was furious.

Yes, don't buy in a city with a big housing bubble. Buying a house is a risk, but not buying is typically a greater risk; just look 20 years beyond that break even point. The cost to switch houses is typically 8% to 10%.

If you build something appealing to enough people, you can indeed save a lot that way. I prefer an existing house because it's clear how much it's worth, and then you can get it cheaper by buying in the fall or winter, or otherwise negotiating well.

A benefit of gold is that it tracks well with inflation. If a loaf of bread doubles in price, probably too did an ounce of gold. But considering the disadvantages of gold that you noted, renting out a house seems preferable to me. Rents also track well with inflation.

#3 probably can't happen. Anything that creates an economic boom will probably exacerbate global warming and myriad other problems caused by overpopulation, resulting in great offsetting costs, such as an evacuation of Miami and other cities going under rising sea level. I think #2 is most likely. The problem here of course is that the US will still need to borrow, but now investors will demand higher interest.

You can't reach that level without breaking laws. At least the odds are slim of doing it. I recall when Al Gore as VP got in hot water when he used his cell phone in the White House. By law he needed to go outside to make a personal call. Republicans made a huge deal out of it, they wanted him jailed.

Great question. I don't do mortgages for exactly the risk you note. If rents fall by 30% and so do the prices of other basic goods, I'm in about the same boat as before. Meanwhile stocks may have fallen by half or more.

I don't trust the 4% rule. That works for baby boomers whose success is largely on the backs of future generations. The subsequent generations trusting that rule could well end up eating cat food. Global warming alone could turn the 4% rule into a 2% rule. Why is it men's responsibility to provide for women. The answer is money of course. Corporations make more when women work (more competition for wages lowers them) and make less when men opt of marriage (less new consumers and less money for women, who consume more than men, to spend). Religions also get more money from marriage.

Problem is the house way out in the country has dial-up internet at best, or access by slow expensive satellite at worst. I'm not against helping society. I'm against making a huge sacrifice that will scarcely budge society. You are part of the tribe; in that way helping yourself helps the tribe. Sacrificing yourself to the tribe for little gain is worse; the tribe can be hurt that way. If I send a check for all my savings to the gov't with the instructions to apply it to the national debt, they'll just use it to buy another screw for a warplane. One of the reasons I recommend my son to not have kids (or spouse) is because his kids would be f*cked more than he is. 20-year olds today will have to work an average of 7 years longer than their parents, to retire. Buy a house as soon as possible, even if you then rent it out. The US is hell bent on increasing its population via immigration. There's a bit of a bubble now in a lot of cities. Hopefully that'll be lessened by when you're ready. Develop more interests. Cooking, hiking, low-budget travel, etc. Try things out and see what sticks.
