Ignoring negative nay sayers is necessary if you want to be successful in anything. Agreed, you don't have to travel 24/7 to be interesting. If you spend each 3 week vacation traveling somewhere interesting and doing something adventurous there (such as going to Indonesia, exploring on a motorbike, going on a jungle hike and scuba diving) after a few years you will have more interesting stories and pictures than most guys. Good option if you are handy and smart enough to learn some landlord/tenant law basics. Having to hire property managers and handyman can cut into profits too much when you start out and have a mortgage bill. Do some research on the local market so you don't buy into a bubble. This would require a law degree plus a tax LLM. Only proceed if you are able to get into a top school and/or get a sweet deal on tuition via in-state or scholarships. Going deep in student loan debt for a law degree from a mediocre school is a big financial mistake too many people make.

I hated using a management company. They were considered one of the best in my city, yet I caught them making mistakes in the tenant leases and also they would get creative with their accounting/fees. All they did was collect rents (i can do that, takes 5 minutes a month) and call the handyman/plumber/electrician when necessary (I can pick up the phone and do that). If you asked most of my friends, both male and female, "If you could be part of a happy, loving marriage for the rest of your life, would you rather have that than be single?" the vast majority would say "Yes! Definitely!" But I feel like most people don't know how to achieve that. The larger culture isn't teaching it. The larger culture seems to value being cool over being good.

In defense of credit: getting a credit card, using it instead of cash, and then always paying off the balance completely every month, is a good way to build your credit score and get cash back / rewards. The key is having the self control and math skills to only buy what you can pay off at the end of the month. If I hear that someone had to cut up their credit cards and switch to cash, I become suspicious of their life skills.

Birth control helps with periods and acne. Also, there can be an unpleasant several month adjustment period whenever you start and stop it. It is also a lot more effective than condoms alone, I believe 99% vs. 85%. So, a lot of women of reproductive age just go on it and stay on it, regardless of what's going on in their dating life at the given moment.
