Agreed. Not the way it pans out though. Also, there should be a cap. For instance, if my wife and I split she would have a clear title home, car, and 250k + I would have to pay about 7k net per month and she works and make 50k a year. Kids don’t cost 7k a mont especially when there is no shelter cost etc. Literally food, clothes, and some minor activities. It’s crazy town.

I was facing 8k alimony/ month 6.5k child support /month My gross income is obviously really high. I didn’t know. It was too late for me once I realized. Should be taught in school. That said, my wife just signed a marriage agreement capping child support and no alimony should we end up getting divorced. It was a difficult process but god damn am I a new man not worrying about it all the time.

Sounds like you’re in oil in Alberta? Sounds like you’re approaching everything with the right mind set. You’re right about real estate in Alberta being more volatile. I’d look at BC real estate for properties to purchase and rent out. Would go so far as to say you’re better off selling your Alberta house / renting there so that you can buy in bc where the housing market is much more predictable. Very general advice. 1) 1500 is nothing so don’t let that bog you down / stress it 2) never carry credit card debt. There is good debt and bad debt. Good leverage and bad leverage. Credit card are both bad debt and bad leverage. Money has no feelings. Put your money where the best return is. Ie. savings account is 2% and credit card debt is 19%. Again; 1500 is nothing. Deal with it. But don’t focus on it. Focus your energy on how you’re gonna make money and crush the rat race. Ask me how to do that.

Indeed a big step. Which is why I haven’t pulled the trigger. I am the GC / builder on my houses but would not GC apartments. Cap rate = annual gross revenue / value of the property Yes. I am same. Build so that financing = my cost... never tie up capital. Keep on rolling it over and building the empire.

I don’t know. Why not? I’ve had some good questions via DM. why not help out my fellow man. Have thought about a channel. That’s a lot more effort though. I am also not tech savvy in that way. With that said I’m sure it’s easy. Creating content would take a lot of time though. I also don’t know how my employer would like that. Most of my income comes from being an employee on 100% commission. I build houses “on the side”.

Pretty small stuff. For the most part i just build myself single family dwellings with suites and rent them out. Rezone to duplex lot and subdivided one lot into two. If you look at cap rates based on costs then I end up at a 6-7 cap rate in a 4 cap rate area. Until she changes her mind and he has to pay child support according to the law. Laws aren’t always “right” or fair or moral. Laws are just laws. They could agree and then according to the law he would have to pay child support if she changed her mind and decided she wanted more money.
