Around most college towns/ universities. there are low end houses that you can pick up for under $60k and these houses can be rented out to students (always on a budget) and other low end earners that tend to live in those areas. Look into buying a low cost home (under $60k) and renting it out. Try to buy it in cash or have it paid off in within 5 years. Then add another home and so on.
