Here's what you do. You get some webcams that record video and audio and put a sign on your front door stating the premises is under surveillance and entry is consent to monitoring. Make i ta nice big sign. When you get down to business if she later tries to FRA then you've got the recording to CYA. However, what that won't protect you from is nebulous claims regarding consent, so you've got to make sure you've got her recorded as saying she wants it or something to that effect. If you pay attention, stores in states that require consent have little signs on the doors saying as much. If it's good enough for them and the police and state and federal govt, it should be good enough for you.

IANAL

There are basically two kinds of states. Single party consent, which means one person needs to know the recording is going, and duel party consent states where both parties have to be informed that the recording is happening and give consent.
