Is it Actually 3 years or is she about to turn 17 or something? I was 19 and dated a 17 year old for a while though I never got passed 2nd base with her. Also, if she is the sister of your friend perhaps you know the family pretty well? if that is the case either you can continue on with her if her family likes you or be very careful if her family hates you haha.

As for playfulness... You said she had a crush on you a year ago, now she finds you attractive I would take this as growth in maturity meaning you can probably continue on like you would with a girl your age. I would be extremely careful though, has she had sex? has she even had her first kiss? a lot of these kinds of things can lead to a crazy woman if you are her first at anything and she's still in high school.
