you described it as the “ideal world.” there must be an acceptable time to talk about sex. guy 2 is jarring because its at an inappropriately early time. the earliness is what makes it easy to avoid. you at most have 1 negative interaction with guy 2 unless, assuming hes not criminal. 1 negative interaction on occasion shouldnt ruin guy 1, since guy 1 would be easily distinguishable.

its generally very financially advantageous. your mortgage can only decrease, not increase, unlike rent. a good chunk of that mortgage is just paying yourself. youll have to replace stuff, but so does your landlord, you dont really avoid the cost by using a middleman, its just more spread out. maybe you could do more with the money with some other investment, but the security of fixing such a large expenditure while also attaining a large asset is pretty appealing.
