Yeah, I had to cut down my posting and commenting here. I actually agree with you. I use earning as a quick measurement, but really the judge of wealth is cash flow via passive income. If you're making 70k via passive income with no bills, my guess is you'll feel much happier than working a 9-5 for that 70k to pay your Mercedes off. Most people here are younger, so I would hope they would want to put in the time to make 140k at least during their earlier years. That'll buy you twice as much time later.

That study is garbage. Think of the people who are HAPPY earning 70k a year. While in some sense it's true that money doesn't equal happiness, I think it has a hell of a lot more to do with the psyche of the person likely to earn a lot more money. I thought I would be happier when I started earning 6 figures. Now I won't be happy until it's 7. That study says more about what people consider a good quality of life than anything.

I agree with your assessment of the personality types. Though I think with work you can overcome it (I used to be shy by nature, now when I'm in a sales situation I'm an unabashed extrovert). I would say business ownership is the most sure way to riches, not specialization. Unless a doctor owns his own practice or has some other way leveraging ownership. I haven't read any books on the subject, but the only advice I can give you is to have a firm partnership agreement signed ahead of time. You may also want to consult an attorney about it. I can tell you that a bank will usually not lend on a partnership for 4 units or less, so you will have to borrow as individuals then place the asset in partnership after the dust settles on the financing.

I bought two pairs of Diesel jeans (paid about $120 each) over a year ago and they still look brand new. Hell, I don't even need to wash them as frequently. I had this mindset, but it was before I started getting paid commision. The only limit on what I make is what I sell, plus only top producers get promoted (and sales numbers are tracked and visible to the entire company). Not suprisingly, alpha traits carrry over exceedingly well to sales (women want to be with you, men want to be like you). If you're alpha, sell.

In a big city with an airport, usually there are two cheaper rental zones: the area under which planes are coming to land and under which they take off. I've lived in both.
