Real estate isn’t bad as long as it periodically throws off some cash. Gold and collectibles, meh. In the year 1600 an ounce of gold bought a fine suit of clothes. Today, an ounce of gold buys a fine men’s suit. It’s not an efficient investment. Will the baker accept a shaved piece of gold in exchange for some bread? You can’t opt-out. The rush to the dollar in times of financial stress is due to accounting transparency and the rule of law in the US. Once that goes, no one will buy US t-bills and the US won’t be able to live on borrowed money anymore. Once the world concludes we’ll NEVER be able to pay back the trillions of dollars borrowed, the dollar will lose a large chunk of its value overnight.

Look at the state stats on school districts. Buy in a good school district even if you dislike kids and will never marry. Buy in an area that is growing. Choose the worst house in the nicest area you can afford. Hold onto the house at least 10 years. Do this and you’ll minimize your market risk. Oh, and pick a house below your financial capacity. Life is too short to be house rich and cash poor.

IQ points have always been bid up in the labor market. No. Portable wealth has some benefits during a societal collapse. In Shakespeare’s time (1600), an ounce of gold bought a suit of fine clothing. Today, an ounce of gold will buy a fine suit. So, gold passes the store of wealth test. For long term wealth building buy broad index funds and rebalance as needed. And do your own research... Trust no single source for such important decisions.

I initiated and completed a successful, large, multi year project after a female colleague threw up her hands and absolved herself of any duties in the planning stage. (She did no meaningful planning). Three years later I had to share a money award with her for the same project. I’m still ashamed I didn’t decline the cash under the circumstances.
