Buy at least a duplex or even better a triplex to fast-track your way to financial freedom. Being a on-site landlord weeds out all but the best tenants. All single unit properties (condo, house, etc.) are a liability even when paid off as you still will have taxes, utilities, etc. still to pay monthly. Yes your equity will grow but you will have less cash flow month-2-month. Get a property that can fully pay for itself and then some monthly.

Dave Ramsey seems to be the “safer” play... I drank the Kiyosaki koolaid 17 years ago and am financially independent because of him. I read a lot of other books on real estate but he got me in the game. I’ve taken some risks and done a lot of hard work and it’s paid off huge. I recommend both.... for those that don’t want to go big in real estate... you should in the very least live in a duplex or preferably triplex as your primary residence if your just getting started.

Saving and paying off dept is only half the battle friend. You do need to pay attention to your credit score even if you aren’t borrowing as it will make it easier to get loans going forward. Spend your money on your hobbies and experiences.. not on status symbols. I live in a triplex I own so I basically live for free as the other two units pay the carry costs on it. No better feeling living like this and as an owner occupied property you get basically zero problems as no bad tenant wants to live with their landlord.... Since it's classified as an RV you can finance it over much longer periods making the payments a bit more manageable but it is a crazy price. Thing is... RV sales are waaay up right now due to Covid... This guy has done some pricey after-market mods as well. I have become financially free through real estate. If you are considering buying a house.... in the very least make it a duplex or even better a triplex. Sounds crazy but there is a dog walker in my neighbourhood walks a herd of dogs. Usually has around 3-6 PER HAND at around $20-$25 a dog! He said all the dogs are well behaved and there is rarely problems. Said new dogs fall in line REAL quick and it’s neat since because of the dog pack mentality... every dog takes its own same spot due to pecking order.
