I bought my spouse out, but instead of one-time payment, she will get paid a monthly amount for 4 years. Otherwise, I would have had to dip into 401k or was not able to keep the home. So she agreed. We did get a deed done when I gave her the 48 predated checks. Regarding mortgage, you have to call your lender and talk to their ‘Assumptions’ department. Both are reasonable and less complicated routes for sure. I think roughly 20% for taxes (if I’m paying for both her individual and my business fica) is probably correct.
