Did you set the trust up yourself? How long did it take? I understand it's a grand or more to have a lawyer do the paperwork but if you're reasonably adept with the legal system you can do it for $20-50 in most states. One reason to have a trust own property is to make it harder to trace back to you. Anyone can look up your name on a county database and see where you live, but with a trust they have to know the trust name and know that it's yours.

Not OP, but housing is everyone's biggest expense, so it's usually that. You can buy a 1000ft2 stick-built house, in move-in condition on a decent plot of land, for $60k or less in VAST parts of the US. You can rent a 1br apartment for ~$400 in the same areas. Personally this will probably be my next step -- find a forced seller or an estate sale asking $50k or so and offer $40k cash, for example. Twenty percent under offer is pretty common.

Thing with the CFA exam is Level 1 is given twice a year and Levels 2 and 3 are given once a year, with 1, 2 and 3 all being held on the same date in June. So you if fail it's a whole 'nother year and a whole extra round of exam fees. You can pass L1 in December and then take L2 in June, but that's wall-to-wall studying for 8-9 months. If you pass all three on the first try you rack up something like $3000 in fees and materials, and that doesn't count prep courses.
