How do I go from being a fuckboy to building a relationship?

I look ok, Iive in a good location in my city, make lot of money, and I dont have problem finding one night stands occasionally.

But the problem is the few times I get interested in a girl to date her more for a potential relationship I get rejected or friend zoned.

What am I doing wrong?
