Long story short, I'm simply not wealthy enough to purchase a home retail. Closing costs are ridiculous. I've been pre approved for mortgages, but they generally require $500 JUST for the inspection, and there's no guarantee the home will pass. I just can't afford that sort of shit - especially because the houses I'm looking at are lower quality to begin with (thus, higher chances of failing inspection).

Closing costs of 4K+ and that doesn't even get applied to the price of the house, that's just dead money - POOF gone. It takes me MONTHS to save up 4k.

I'm in a living situation with one of my parents and although I appreciate them allowing me to live rent free, I just need to go my own way. On the other hand, I have a bit of a health issue that makes it difficult for me to get a job in my field of choice (academia). So I'm basically stuck doing less than ideal jobs until my health improves, if it ever does. In the meantime, because my income is low, I'm more or less at the mercy of my parents (and trust me, they're flaming liberals and it's very difficult for me to be around at times). Renting is out of the question in my opinion. I could buy a home around here on a mortgage and pay 30-40% less monthly than I could if I rent.

I'd like to purchase a house and land and keep my low paying jobs and go my own way, but the prices are absurd. I live in somewhat rural PA, and some people are selling a shitty acre of land for 5k, and a small house for 70k. I COULD buy a house for such a price on a mortgage, but I'm also confident there's other ways to get MUCH better deals.

Any advice on how to purchase land and homes at auctions for a discount?

Any advice on buying land or homes via Sheriffs auctions? I'm open to moving out of state, but it's a BIG RISK because it takes a long time for me to drive to other states and inspect a house/land. Also, I wouldn't have a job and bc of my health, an extra layer of risk is added.
