I live in California with my parents so I save alot on rent. However, CA isn't great for REI so I've considered out-of-state REI. Since my job lets me work anywhere in the US, I was thinking about moving to Las Vegas and trying REI there. But I'm not sure I can commit to living there 2+ years. Another reason I've looked into long-distance REI is because I would like to become a digital nomad in the future (hopefully within a few years) or teach at an international school abroad
I've heard about Turnkeys and Syndications/Crowdfunding. Sounds like they have some risks to them, but they offer tax benefits as opposed to stocks/index funds
