Save money no matter if real estate or long time stock investments.

Live low and never follow the ad`s in tv or whatever.

Retire young and follow your dreams.

Nothing is worth to work from 9 to 5 for somebody else and die the day after your retirement.

Does he have, or is willing to develop, the skills needed to maintain the real estate himself?

Also if I was his age I'd look at rural property where he could be food self-sufficient.

What if find is that its not neccesarily the money you make but its the money you spend. If you are living paycheck to paycheck you are never gonna build something up. The biggest cost for a young men are women or trying to impress women or their peers. You can have a decent set of clothes for not alot of money, its more important that you wear something that fits then the amount of money you pay for it. Do not ever be ashamed of not wanting to spent money on something. If you spent money on something make sure to get your money's worth (so buy stuff you are really gonna use or need, you do not need a 4k telelivison or the newest phone). If you spent money on a passion make sure that passions lasts. I know people who are picking up a new sport or hobby and then right aways pend a shit ton of money to start off right. Fuck that, buy a cheap guitar for next to nothing, if you enjoy it upgrade, if not you are not stuck with a expensive guitar and this goes for alot of shit.

Going out to bars and getting drunk is fun and going out to dinner aswell so its not bad to spent money on that, but keep in mind that you should only do it because you want to, and do not feel obligated to do so. If people want to go to an expensive club where you pay 30x times the actual worth of a drink you have every reason to cancel. The same goes for dates, you can get a nice meal in a decent restaurant for not to much money, but if she requires the full expensive experience say fuck that, even better let her treat you (if you are still dating as a MGTOW).

Learn to maintain your stuff, not everything that does not work great anymore is broken and should be replaced. Learn to fix stuff and maintain your house if you are a home owner. Also it gives a feeling of great acomplishment to fix and maintain your stuff.

Last piece of advice, if you have a male friend who you trust and with whom you are on the same wavelenght try renting a place together. You will save alot of money even if you work fulltime on a low income (assuming you are not renting a major house of apartment).

Money is great, but being truly rich is more than what's in your bank account. Not a bad strategy, should provide a stable income while allowing him to enjoy his life.

I'm currently mentoring someone and he's by far more of an outstanding individual than I ever was.

At his age I was unemployed, out of shape, dealing with alcoholism and other self destructive habits whilst falling classes, he's been able to foster a stronger mentality, looks after his body, takes his education as serious as one should, avoids women, the kid is literally a joy to be around and I make it very apparent that I only am sharing knowledge and insight to guide him so that he doesn't waste his potential and fall for the same mistakes I did.

I'm grateful that I can share the insights I've acquired through this sub from all the priceless insights and experiences shared in the sub along with my own truths and I feel like although I'm providing lessons I do not see it as a teacher to pupil arrangement I see it as an opportunity to guide a good man to realize his potential by using my experiences as reference for what he should not do.

At the end of the day our arrangement is brought out of respect, kids carries himself well, he's well mannered, well read and has a very grounded mindset which is good for any man but he's only 22 years old so he still has a lot to experience, a lot of growth, a lot of sacrifice and suffering but he'll get there. Gave him my word that no matter happens to him I would always be ready to be helpful in any shape or form and I can say that the feeling is mutual.

It all depends on what he wants out of life. Since it's his idea, it's something he thought of for himself, so that's a good start. You're right that he won't be filthy rich, but I person can live a great life even if not rich. Most people are rich, and many men work themselves to death while enjoying very little of what they earn. But to do this he has to think clearly and critically about the real estate he plans on buying as an investment. Do research. Make comparisons. There are very different experiences when you buy an apartment building or a multiplex or an office building. All can provide steady income, but each has they own problems. Location matters, both the city in which you buy and the area of the city in question.

The idea of people borrowing money to be landlords thinking they wont have to work anymore is so common it hurts my head.

Its not a sustainable business model for everyone to do it, I think margins will get smaller and government intervention to the rental game is dangerous to the landlords.

My advice would be the opposite. Learn to live debt free, living as a single man can be very cheap if your ego is under control, that way you are no slave Someone who is riddled with hundreds of thousands in debt is a slave. Work hard and diversify your investments and skill sets, live below your means and you shouldn't worry.. invest in yourself, not borrow money from banksters so you can be lazy

I wont feel bad when the government does screw over landlords, its a parasitic model that people engage in and drive the prices of rent and housing through the roof. And everyone I meet wants to do it to have "passive income" I wish this generation would wake up and realize the myth of "passive income" and understand supply and demand models. All wealth comes from somewhere and is transfer. Passive income is to one what passive debt is to the other.

The banking cartel are the only ones who benefit from the rat race mentality of trying to take out massive loans to buy crap quality housing to rent out. I hope a housing bubble hits hard and smacks people in the face. Ridiculous that houses in canada can see jumps of 80k in price in two years, with no reno's done. The whole market is so manipulated and a pop is due

Rental real estate isn't passive.

You want passive, then invest all his income into VTSAX. He can do the same thing, but not have to deal with renters.

I suppose you could live a reasonably happy life working for other people but I wouldn't recommend doing it any longer than absolutely necessary. Unless you really like the job and the people, being stuck in the employee quadrant isn't ideal.

I like his idea of educating himself to the point where he can confidently invest and build income through other means. That's what I'm looking into right now.
