Hey y'all, I'm finding myself in a bit of an odd spot and was hoping someone here might have some insight for me.

For background, I'm 27 and work as an architect near where I grew up, after spending a few years across the country for school/work. I have my own place, pay all my own bills, and have a plan for myself to have all my debt taken care of by the time I'm 30. My dad is a self employed contractor, and my mom an accountant. Recently they've started looking into extra property to build a small shop on to store some of my dad's construction equipment/boat, since he can't store it where he has been any longer. They calculated that it would be cheaper for them to buy a small piece of land out in the county and build rather than pay to store it all at some commercial facility. They are offering to help me enter the real estate market, but I'm not sure given the current political/economic climate if that's a safe thing for me to do.

The offer basically goes like this: I purchase the property using them as financiers, we would both pay to build a shop with a small living space for me to move into. From there they would pay rent to store their equipment, while I would be paying the mortgage. During this time, I would be free to start clearing more of the land to build my own house on(with my dad's help). In the future they would want to retire and sell their home, move into the living space of the shop and store a trailer to travel regularly. All of this sounds pretty great on paper, but there are a few issues that I'm not quite sure how to weigh into the equation. The biggest and likely costliest concern is that there will absolutely be wetland mitigation required, but I can't find a good way to accurately calculate what those costs might be. This has been factored into the price of the land, as the owner just wants to get rid of it at this point. Another concern is that if they are banking on having that place to store their stuff/move into after retirement, I don't want to feel like I have to hang onto the property for their sake if I decide I want to move. I know this isn't a ton of information, and I'm more than happy to provide more if it helps, I'm just at a loss of how to move forward.

TLDR: Parents are offering to help enter the real estate market, not sure if it's in my best interest or not.
