I heard mixed feelings about section 8 renting.
Pro: gaurunteeed rent. You will always have tenants who pay. (Government)
Con: most likely to have bad tenants who damage the property and landlord ends up losing.

Bingo. Lots of section 8 in my city, and right next to where I live is a group of buildings that my grandmother and great aunt ran. There was a board as well, making decisions. All white people running the show. All residents were white up to the point the community was forced by the city to allow blacks. They only allow in the bottom limit, and they keep them at the bottom of the hill away from everyone else. Surprisingly the entire complex has stayed clean and safe since it's original inception and creation during WWII.

Knowing before hand is key. I didn't, got married and subsequently got divorced . I wasted YEARS of my life, but it wasn't all bad. It just ended bad due to hypergamy and AWALT laws; avoid the marriage trap. In today's age IF you wanted equality in a relationship, a good woman would stay faithfully with you, in separate domiciles, respecting your choice to not be bound by the laws of the court and state. Good luck finding that, LOL.
