Nothing wrong with having an adult conversation with your parents setting some boundaries.

Saving the money and getting ahead makes way more sense.If you want a night out , you can get a hotel room somewhere , or take a trip to another once every 3-6 months and party for a weekend.

Your mom is ok with you bringing a variety of chics to the house? Good for you. From a financial stand point it's a no brainer. Move back in with the folks and buy another place to rent out.

I loved living alone I moved back home right before I turned 31. I'm not saving that much more money than I when I had my own house. If you can survive on your own just power through it. Pick up a second gig driving for Uber or something

I moved out at 19 and I could never move back in with my parents. I've had enough roommates to fully appreciate living on my own. Been on my own so long I don't even like having house guests for more than a couple days. For me, cohabitating with anybody is no longer an option. The freedom to do what I want when I want without having to listen to somebody else is something I would never give up.

Sell the house, buy smaller units more suitable for renting out, rent out a unit yourself. You are now at a key moment in your life you have your shit together and some capital.
