There are square footage minimums in 99.9% of municipal zoning codes in the US (if that's where you are). Unless you're willing to live in a sparsely-populated, unincorporated county in one of the "four corners" states, it'll be more trouble than it's worth.

Just buy a small house in a nicer pocket of an "ethnic" (i.e., majority non-white) neighborhood. It'll be cheap, you can get away with less meticulous lawn maintenance (since nobody gives a shit, about the lawns or the property values), and if you don't peacock your wealth, people will just assume you're some poor schmuck like the rest of your neighbors and leave you alone.

Generally speaking so called "tiny houses" are RIDICULOUSLY overpriced, poor quality, and a sort of "shitty" version of an RV. (Hint: there are lots of reasons they don't build RV's out of wood.)

-- Keep in mind that a BIG part of the cost (and VALUE) of a "real/regular" house is the combination of the piece of land it is sitting on, as well as the base infrastructure that is there: sewer connection or septic system; city water or private well; electric and/or natural gas lines; phone and/or internet/cable lines, etc.

-- Said "tiny house" -- typically mounted on some trailer-bed -- has NONE of those: meaning you're going to have to locate a place that lets you "hookup" at least some of them (periodically if not continually); and you're going to have to PAY for that (i.e. RENT it).

And yeah, I know you're all about going "off grid."

You're going to get ALL of your electrical power from solar panels (or some little sailboat style "windcharger" -- or maybe a stationary bicycle equipped with a generator and you'll "pedal" all of your power needs, getting your "exercise" at the same time); and of course you're going to "compost" all of your feces and urine and use them in your own "window box" gardens, etc...

Except NO, you're really NOT going to do all (or probably ANY) of that, not for more than a few weeks.

What you're actually going to end up doing is this: First you're going to try to "park" the thing at someone ELSE'S house (ideally for FREE in their "backyard"), and then you'll try to use their toilets, showers, sinks, etc... basically you'll try to be a "moocher." THAT won't work (not for long anyway), so you'll end up in some "trailer home park" or some "RV campground" (presuming EITHER of them even let you on the premises AND you can actually afford to pay the weekly/monthly fees).

Next, you're going to end up using a diesel and/or gas electricity generation -- which is THE most expensive form of electricity it is possible to generate.

For FOOD, you're not going to be "growing your own" (well maybe a few "herbs" -- a grand total value of probably $5 worth of dried/packages ones from the grocery -- and you'll most likely have spent MORE than that on the plants, the planters, and the "potting soil"... because see that "compost" yeah it takes a while to "compost" the stuff, it's not some "magic" process that transforms your shit into dirt overnight) -- NOPE instead, you're probably going to be going OUT to eat a lot (fast food places, or deli stuff, all kinds of "snack" foods, etc), and if/when you "cook" at home, well most likely you'll try to grill out -- meaning charcoal, etc; and FRESHLY bought food from the local grocery (at premium prices) -- why? Because the shitty little fridge won't hold much, doesn't really have a practical "freezer" and likewise with the cookstove, it's too small to be practical (not to mention it STINKS up the entire {"tiny" remember?} house... if/when you "burn" something, well you'll probably render the place into a "smoke house" that you won't even want to (or be able to) sleep in.

-- Oh, and did I mention you CAN'T get a mortgage or loan to buy/build the thing? Yeah that's right, you're going to have to use basically ALL of your "cash" savings... invested in a trendy/faddish "shitbox on wheels" that will (if you're lucky) be able to be sold 6 months later (to some OTHER sucker) for about 1/2 what you paid for it.

I was interested in a tiny house for years now but now I'm more considering r/vandwellers for the fact that I could have a tiny house on wheels and wake up to whatever scenery I choose.

However if you're building a tiny house there's a few things to think about. Are you building it on a trailer for mobility? I think you get away with building permits if you take that route. If not what land are you building on? What type of build looks more comfortable for you for ex; kitchen, bathroom and living room downstairs and bedroom in up stairs loft is the most common build. But if you're not too excited about climbing stairs/ladders every night or consider climbing while having to piss in the middle of the night a single layout would be better such as living room converting into the bedroom.
