I broke up with my gf some months ago, we had a pretty good thing going but I felt like I was limiting myself too much in several ways by being in a LTR. We've always had absolutely fantastic sex, and she has reached out to me and proposed a FWB situation.

I'm inclined to go with it 1) simply for the sex and 2) to maintain an abdundance mentality and prevent possible dry spells. Of course with the conditions of condoms, no sleepovers, no spending time other than sex etc.

What are the major risks of this? Things I should look out for?
