They translate to both texting and real life convo's. Please note that English isn't my first language but hopefully I've explained them well.

1: Resist your natural urge to ask questions all the time.

Before you know it the convo is following the interview-format and it'll turn her off. Try to keep it natural, the back-and-forth kind of vibe. Answer with a statement, claim, personal experience, suggestion whatever. Then a few questions here and there to extract some more info.

2: Don't be the first one to ask personal questions.

Only ask them if she asked first. Like what's your job, what degree did you get etc. The line of thinking behind this is that women first of all can be hesitant to share this info, but it also takes away from the mystery/fantasy if you ask these questions too early on. Additionally, it could come off as a signal that you don't know anything else to talk about than the usual 'what do you do' kind of convo. So let her ask them first. Depending on the vibe, it could likely mean that she's starting to become genuinely interested in you.

3: Show sexual intent early on.

This is the hardest one to keep in mind. It's easy to fall into the trap of trying not to be too aggressive. You'll be thinking it's best to start polite, "get to know her better" and all that. But here's the thing. By the time you start showing sexual intent the convo has started to feel 'friendly'. And unless you're a master at game, any attempt at turning the conversation sexual will likely feel a bit...off, unnatural and maybe even straight up awkward.

As usual in life, the above isn't a guaranteed truth and will never apply 100% in all situations. But these principles for me are as "one size fits all" as it gets. And they're based on my personal experiences and those of my friends who are better at game than me.
