Cash & real estate, though now is the time to sell real estate and good buys are hard to find. Actually signed a contract today to buy a house on 2 acres for $65,000 cash, move in ready with closing in 10 days. I always want to have enough cash on hand to take advantage of deals like this. As interest rates rise we should see home prices start to fall and get back to a more balanced market.

It's an area where folks focus on rural living and contentment, things we all have in common, rather than differences in philosophy. Life is focused on getting things done instead of a theory of how to do them. Women's roles are more traditional, though of course there are promiscuous sluts, but they're not as accepted. I have done well growing veg in raised beds. I have 4 of them 5' wide and 25' long. Put plastic on the bottom before filling and it's virtually eliminated weeds & weeding. It's surprising how much you can grow in one. I have strawberries, asparagus, rhubarb, peppers and a big variety of herbs and lavender.

They've come over and brush hogged my pasture, hauled posts and lumber for miles and yesterday my Amish buds vaccinated all my goats. And we just don't talk about politics and religion.

Although I'm a bit reclusive, not a total hermit. They'll figure it out pretty quickly. Recently I was working outside and didn't answer for about a half day, and one of my workers called a friend who came over to check. I usually have lunch or coffee with friends a couple of times a week and talk on the phone regularly. At worst what if it was a week or so? My opinion is that at this point you'd be best off by focusing on your welding training and career, while saving as much as possible. Successfully moving to a rural area takes money and good planning, even if you're going to a cheap or off grid place. I try to reduce tasks I don't like so the they take the least possible amount of time. For instance I used to pay my bills by check, and now do it thru bill pay at the bank. A few keystrokes and it's done in no time. For housekeeping I have a cleaner once every 2 weeks. I will do the daily stuff like dish washing and laundry, but never get to vacuuming & dusting, so I get someone to do it. Same with cleaning my car. Life's too short.

You will get stung once in a while, and you'll find some eccentricities, like one hair mousse I used enraged them, as will the scent of bananas. If you're outside the city limits you can keep them. Some town prohibit them but I had 2 hives in town for over 3 years and I don't think anyone even knew I had them, except for people I gave honey to. Travel is readily available from most locations, probably with less hassle than you get in big city airports. I live in a very rural state, with the closest town of 100,000 being about 100 miles. Nature abounds with herons fishing in my pond, a pair of geese who return each spring to mate & raise little geese, and flocks of ducks in the fall almost covering my pond. I can tell when turkey buzzards are circling that they're after a carcass. Deer are everywhere especially in breeding season; last year I totaled my Subaru one evening, when I hit a huge buck. What I don't like is dying; I'm indifferent as to whether I do it alone or in company. I can't see it being better or worse just because another person is holding my hand or sitting nearby. What I can do is live healthy so my live isn't cut short by bad health and make sure I'm able to afford personal/household help when I need it. I do take a daily multivitamin, and usually have oatmeal/not instant, or grits for breakfast. No question but pesticides & herbicides are a concern, as well as antibiotics and other water pollutants. Glyphosates are being used less and limited by statute, but the fact is it's because they're effectiveness is diminishing so growers are trying other methods of weed control.

I have been vegetarian - not vegan - for over 35 years. I feel good and am in good health with no chronic conditions and 70 years old. It does depend a lot on what you're interested in. I've mainly done needed home repairs for owners who can't afford them or given them materials if they can do the work themselves. I'd talk with the realtor, get their suggestions on the market, but of 9 total houses for sale, 6 are pending/contingent and this one has been for sale less than 2 weeks. Home inspectors where I am have to be licensed and certified, but states may vary . There's probably some uniformity though since lenders rely on them for determining if a house is loan worthy. The propane is delivered by truck, and the tank has gauge indicating level. When it is at 25% it's time to refill. Now they have wireless transmitters that will notify the provider to refill. You could get a mold testing kit and test for it if you're concerned. Most molds aren't toxic, but they can cause allergy like symptoms. Companies will also give estimates for mold removal, but I'm skeptical of them since they benefit from their own adverse diagnosis. I meant insurance for the water damage. Usually "rising water" damage is excluded but this type of damage is usually covered by a homeowners' policy. I doubt the water got up much, it's pier & beam so it would have drained down under instead of rising. Looks like it's already dried out from the exposed warped floor. I realized I didn't answer your original question. For me a perfect house has about 5 acres, is one story and has a big open area for living that includes the kitchen & eating spaces, all painted a light neutral color, and all with hard surface floors. I like the airy light spacious feeling and plenty of double pane windows. A fenced back yard so I can open the back door & let the dogs go. Most old cheap houses don't have a lot of these features, but can be remodeled, even one project at a time.

I've never had a problem with a septic tank. When buying have them inspected, usually the county health department will do it. Actually there are already 2 wells on this property, and they could be used for outdoor/watering, and for a primary water supply if they're inspected and approved. The reason the meter fees are so much is because they try to recover their bad debt through fees to the new owner; these rural water districts operate like a co op and deliver treated/approved water and maintain their tanks & distribution system. I moved out just before I was 18, mainly because of a bad domestic situation, to a city 500 miles from my parents. Even though it was a struggle I was much happier after I left. It's not big dollars unless you develop some volume, but there's a good demand for houseplants. I've sold succulents & succulent baskets, aloe veras and african violets for $4 to $6 for small to medium plants by advertising online and customer pick ups. They're fairly easy to grow quickly and I've always sold all I've had. You could probably do better volume in a town or city--I'm in the rural Midwest. If you have room you could grow some produce like tomatoes, squash, peppers and sell it too.

Beekeeping would be it. I have 5 hives though they're dormant for the winter. The bees' organization and productivity is amazing to me. It's 6:20 am and I just came in from doing morning chores. It's still pitch black outside since it's cloudy, and absolutely silent while I was out except for the honking of a flock of geese as they flew over, and the bleating of the goats as I put their chow in the trough. The natural environment including quiet and darkness is comforting and replaces my thoughts of what I need to do and accomplish. Maybe you could try volunteering at a shelter once in a while to get used to them. Short haired ones are cleaner and less maintenance and you can train them to not get on the furniture. I don't like cats because they're everywhere including the kitchen countertop, and they're not trainable.

Highly recommend a dog. Get a puppy and train it well while you're raising it, and you'll have its undying loyalty. I have 3 big ones at 80 lb, ages 11, 9 and 2. They're overjoyed to see me when I come in the house even if I've only been gone an hour or two. And cuddling up when stressed takes it away.

Jobs in HVAC, electricians and plumbers are in demand anywhere. In my cheap living Midwest location, it's hard to find one of these at all. One electrician told me he didn't want to do my job because it was too big and would take too long--it was a complete rewire job from entrance to all lights and outlets. In my town there are a couple of "home health" services that cater to elderly people but will work for a specified number of hours weekly. They'll fix meals, clean, assist the client to bathe or to the bathroom, or just walking. They're not trained nurses and are not expensive, but enable many elderly people to stay in their homes instead of a nursing home. I would get one of them to come in as needed until I recovered.

TBH when I was in my late 20's I quit eating meat because it became disgusting to me and I had to force myself to eat it, so I decided why bother?
