You can do a Pro Se divorce. This is where you fill out the forms yourself and you're just paying the filing fees. I've known two friends in Washington who had AI assist them with the process.

Absolutely yes. It's a gut-wrenching life changing experience. Your life purpose and what you live for has been turned upside down. You are now MOURNING the death of the life you had expected to happen. However it does get better. Talk to others, therapists, friends, family, this community, find a men's group. Even if church isn't your thing it's not a bad place to find fellowship but I will say my own faith grew substantially during this period.

If you can't buy her out, you're pretty limited on options. Agree with previous poster, first find out if your mortgage is assumable. Mine was and it cost me 1500$ to process. If it's not, you'll need to refinance which may change how you look at this.

I was able to assume my mortgage, which has me keep my rate and get her off. About 1500$ in fees + buy out of equity. No refinance was required. For the same payment a month I'd be shopping for houses around half the current value of my house. No thanks.

Also amicable and went through mediation quickly. I cashed her out. Some loans are assumable. Generally FHA and VA but certain Conventional loans are as well (though most are not). This depends on your location. Most states allow you to modify based on substantial changes when they occur. For my state that means a 15% swing.

At 3, they're not going to remember the (miserable) time you were together. Living separately will be all he knows. My kids are still processing the change, but they love having two places with different toys, clothes and books at each.

It doesn't matter what your purchasing power is, it's the equity you're obtaining. 825k-325k=500k/2. Also, to get you off the current mortgage you need to find out that process. You also need to figure out how you're going to get her off the mortgage. Refinance is usually the option but you'll incur a higher interest rate and of course need to qualify. My girlfriend and her family moved over about 2 years ago and they are absolutely ashamed of what France is and has become.
